Real estate investment is changing; what was once an individual venture is now becoming a collective project to better serve the good of the group as a whole.  With power in numbers, real estate investment groups are quickly growing in popularity as their advantages are touted all over the media. This leaves much assumption on whether the lone investor is an out of date notion of simpler days when real estate investment was a straight-forward deal with very few people involved.  In today’s quickly growing real estate industry, it seems the relevancy of the individual investor is waning and real estate investment groups are leveraging their buying power as they grow. 

There is a new trend in the real estate investment industry, investment real estate groups or clubs. Real estate investment clubs are groups of investors who are on the same wave length and pool their resources in order to purchase units in the same investment property.  Many investors find it to be a valuable tool to research future investments opportunities.

There are many benefits of joining a real estate investment group or club.  They can be as fundamental as getting the opportunity to meet like minded investors from all over the world or the benefit of receiving investment discounts due to the real estate group's mass purchases.

Be familiar with the relevant laws of your state before starting a real estate investment club. You and your group will need to know how real estate transactions are handled so you won't lose money on your deals. It's always helpful to find at least one member who understands these laws. In fact, members who have specialized knowledge such as accounting, law, finance and real estate can be beneficial for the group.

 

Many real estate investment clubs hold regular meetings, at least once a month. These meetings are used to make key decisions for the group. The group can elect officers such as president, vice president, treasurer and secretary to preside over meetings and manage the club. Additionally, you can form committees that perform special tasks such as scouting out potential property investments. Meetings can be held in person or as teleconference over the internet if many members are not local.

And an investment club does require an initial outlay of money, as well as regular monthly contributions to the club’s portfolio. Being sure to have members whom all agree on how much should be invested each month is important to the future well being of the club. As well, another important task is making sure members are aware that money will be lost in the beginning, as the liquidation value of your club’s holdings will, in the beginning, be less than the members have deposited, due to fees and potential losses. Investing is a long term process.

There are many steps in starting an investment club, including finding compatible members, setting up a plan, having monthly meetings, setting up a partnership agreement or incorporating, perhaps joining the NAIC (National Association of Investors Corporation), opening a bank account, learning about investing and deciding how your club is going to invest, whether online or through a broker. Each step should be carefully done to ensure future success and make sure that you have a strong, committed club that has provisions in place for many contingencies.

Starting an investment club can be a fun route to investing success. It is a good way to learn about stocks, bonds, and investing, as well as allowing you to share the risks and successes with your friends.
